THE BUILDING SURVEY

A building survey highlights to a potential purchaser any problems existing at a property they wish to purchase. This survey report advises the specific risks associated with any problems found and is suitable for the following types of property:

• period (Victorian, Edwardian or Georgian) houses and in some instances flats/conversions;
• listed buildings;
• dilapidated properties in need of restoration and repair;
• properties which have been altered and/or extended;
• properties where the intention is to carry out alterations and/or extensions in the future; and
• new build houses.

The report includes:

• description of visible defects and problems;
• repair options and the likely consequences of non-repair;
• details of any serious risks and/or dangerous conditions; and
• advice for solicitors.

THE HOMEBUYER REPORT

This type of report is suitable for the following types of property:

• modern houses (up to 50 years old) in reasonable condition;
• modern purpose built flats;
• flat conversions from period properties in reasonable condition; and
• new build houses.

The Homebuyer Report is prepared within a framework devised by RICS and includes:

• clear colour coded "traffic light" ratings of condition of different parts of the building, building services and outbuildings;
• advice on repairs and on-going maintenance;
• list of any issues which may affect the value of the property;
• opinion of the market value of the property;
• advice for solicitors; and
• estimate of current rebuilding costs including outbuildings, site clearance and professional fees.
